World renown for its peaceful quality of life, stability, wealth of natural beauty and amazing beaches, Anguilla is attracting an increasing numbers of the rich, and some of the famous!

Its accessibility has recently been enhanced by the extension of the runway of its small airport to allow private jets and slightly larger prop planes to use it. The latest new attractions include the luxury St. Regis Temenos Resort which has a superb eighteen hole, Greg Norman, golf course and the nearby deluxe Viceroy Resort. They join well established existing developments such as Cove Castle and Carimar Beach Club, to name but a few.

Clearly, it is an ideal location for both investment and personal enjoyment. There is a full spectrum of choice; land, villas and condominiums, either at individual sites or within the established developments. Consequently, the property market in Anguilla is experiencing phenomenal growth.

If you are attracted by the idea of a Caribbean getaway, acquiring residential property in Anguilla is not too difficult. However, there are some restrictions. Beachfront property is reserved for commercial developments although private purchasers may acquire an interest in oceanfront or rocky-coastline property. Foreigners or non-belongers, persons who fall within the meaning prescribed by the Aliens Land Holding Regulation Act, RSA c. A55, will require an Alien Land Holding License and are permitted to acquire up to 0.5 acre of land for villa development; exceptions may apply depending on your development proposals.

If you have previously obtained a License to acquire or develop a private home, you may subsequently wish to take advantage of the booming property market and convert your property to a villa for rental. Permission is easily obtained by applying for a Rental Certificate and payment of the relevant fee.

An increasing number of holidaymakers are looking for a vacation with a personal touch, and the rental of a private villa is an investment with very lucrative returns!
